Complex rooflines and early warning signs
Larger newer homes have many roof planes meeting at valleys and walls. Each junction is a place where flashing must be right. Signs of trouble include stains on ceilings near exterior walls, loose granules in gutters, nails backing out and sealant that has cracked in the sun.
Open lots with few mature trees mean wind and hail hit the roof directly. Granule loss can be an early sign of hail bruising or simple age. Attic ventilation matters on large roofs, because heat in summer and moisture in winter both age shingles faster when air cannot move. A regular roof check every year or two catches small issues while they are still cheap to fix.
